PETG corner lifting on specific part of the sheet

Does anyone else have any problems with a specific corner of the sheet always being more prone to corner lifting? I'm using PETG with the powder coated sheet at 230/85 first layer and 240/90 at the rest of the layers. Most of the parts on a sheet stay down but on the right lower side there's more tendency for corner lifting. I have use bed level correct to the extent that it all looks pretty even all over the sheet.

If you have your Live-Z calibrated correctly, it's most likely a print surface contamination issue. As a quick test, rotate the sheet and see if the problem moves. If it moves, give that corner a good cleaning. Prusa only recommends isopropyl alcohol for the textured sheet. If the problem doesn't move, you might try enabling the 7x7 mesh bed leveling. It's a bit more precise than the 3x3 grid.

I also have lifting issues, was told to calibrate the extrusion but mine extruded 99 mm so i thought was pretty good,  i have the nylock nut mod, 7x7 bed enabled, I also get a dry looking texture on the part that lifted..
