Can't get Z adjust right. . .
Either this happens or I get zero adhesion. Am I missing another variable or do I just have to keep playing with the Z adjustment?? Thanks for any input.

Your print sheet is dirty. Clean the sheet with dishwashing detergent (Dawn/Fairy) and plenty of HOT water, rinse well and dry with a fresh paper towel. Handle by the edges only.
Then try the built in first layer calibration and if there are still problems show us the calibration print *on the print sheet*.

I'm not quite sure the reason.. but I find dish detergent significantly better than 99% IPA in cleaning print sheeets. Especially PLA, that leaves a white residue after prints.
